Went during "off season" they were just cleaning up from winter thaw. We were the only ones there. It was muddy and covered with leaves and he kept apologizing for it being a mess. Gave us a discount because it "wasn't up to par". Very nice guy. Spot was grass and concrete and was level. Water was not yet on but electricity and sewer worked fine. Digital antenna worked well. Right on the river. Would love to go back when the trees are leafy and the grass is green.
